A Few Suggestions for Swifter Turn Times

The appraisal profession is evolving constantly. On a regular basis, it seems, appraisers are asked to offer extra information or have steps added to their research. They do this extra work to ensure the end user is presented with the best information available. In order to keep up with the continuously changing requirements, Newberry Appraisal Services, LLC is continuously acquiring additional tools and tweaking processes in order to increase efficiency. Since Newberry Appraisal Services, LLC knows that time is important to everyone, I've listed some things you can do to lessen turn times when you order an appraisal from Newberry Appraisal Services, LLC.

Order your appraisals electronically.
By ordering online, you get automatic e-mail confirmations that the assignment was received, and fast, secure .PDF format report delivery. Ordering online is the single biggest time saver available to both of us! No longer do we have to manually enter information from a fax, and nor will you wonder whether we got the order.
Make sure that the subject property information is accurate and complete.
Having just one number incorrect on the street address can really unnecessarily slow down an appraisal assignment. Unique identifiers like a tax parcel number, plat map number, or subdivision name is great information to pass long with your assignment. I even welcome lists of recent sales in the area — remember, however, that professional appraisers are lawfully required to do their own due diligence on comparable sales, and mine may differ from yours.

You're always free to call if you have any questions about your property or an appraisal I'm working on for you.

Let us know up front of the property's unique features.
It's relatively easy to appraise a cookie-cutter house. Most of an appraiser's time is spent analyzing how differing elements contribute to or detract from what otherwise would be a property's market value. When you order your report, let me know if there are unique elements of the home or surrounding area -- for example, it's had a recent addition constructed, it's subject to zoning restrictions, it's susceptible to flooding. While these are things that I will find out on my own, knowing them as soon as possible is likely to make your report arrive more quickly.
Are you making the homeowner of the home aware of what to expect?
Setting an appointment with the homeowner can be one of the most time consuming steps in the appraisal process. I understand that a homeowner may be apprehensive with an unknown person inspecting every square foot of their home, taking pictures, and making numerous notes. Having the thought that it will increase the value, a few homeowners believe they have to make the place spotless before the inspection. And will choose to not schedule the appointment until it is cleaned.

Hearing from you -- a person they have been working with on their loan -- some info about the appraisal process, who I am, and especially that dusting and polishing won't make it more likely their sale will close, and can shorten the time it takes to inspect a home.  My website has numerous pages of relevant information about the appraisal process for homeowners. I encourage you to share it with your clients. Advise them to call me if they want to become familiar with me and my services. And tell them it's to their benefit to set the appointment as soon as possible!
